Lakewood Creek West, Montgomery

    Lakewood Creek is a large subdivision in Montgomery, Illinois.  Located just West of Orchard Road and South of Rt. 30.    Lakewood Creek was built in two phases.  

Lakewood Creek East (commonly referred to just as Lakewood Creek) was the first phase built by Lakewood Creek builders beginning in 2001.   Homes in Lakewood Creek East are subject to a Special Assessment (SA).  A special assessment is an additional tax you must pay for the first 30 years you own the home and covers infrastructure costs like curbs, school construction, and water infrastructure.   The SA is in addition to your property taxes and association dues. 

Lakewood Creek West was the second phase built by William Ryan Homes starting in 2003.  Lakewood Creek West is different than Lakewood Creek East because the homes do not have a Special Assessment.
