What are my Taxes? School districts, libraries and other government bodies have the authority to impose a tax on your real estate. Three different groups are involved in setting, calculating & collecting your taxes: 1. Taxing bodies - set individual tax amounts per 1,000 dollars of assessed value 2. Tax Assessors - determine the value at which you are assessed, commonly about 1/3 of the value of your property (Both land and structure). The assessor then takes this assessed value and determines your taxes based on the rates set by the governing bodies. 3. The County Treasurer collects the taxes, keeps track of who has paid and who hasn't and goes after those who don't pay. Below are a list of links to the various township and county tax authorities. Taxes are paid in arrears - so you are always paying last years taxes. When you close on a real estate sale - the seller will credit the buyer for any unpaid taxes for last year and this year. Most often - the Township you live in collects property taxes. Your property taxes include tax from various government bodies with the authority to tax your real estate. In smaller towns - this function is usually handled on the county level rather than the township level. Most of the sites listed below have online search functions that will allow you to search for your property or a property you are interested in buying or selling.
